Reach 4 Mortgage Solutions work with Inglebys to provide expert mortgage advice. When looking for a mortgage the whole process can be overwhelming. All of a sudden you’re presented with terms such as Affordability and Loan to Value, your financial status is being analysed and your bank statements scrutinised – it can be scary!
Our adviser, Jason Worton, works within Inglebys and will take the complexity out of mortgages. With over 30 years' experience in the financial services sector, Jason offers advice in a friendly and understandable fashion. No question is too silly, no request too small, his sole responsibility is to ensure you are correctly guided and provided with the right information to help you make an informed decision about the type of mortgage that is right for you.
Your home may be repossessed if you do not keep up repayments on your mortgage.
There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1.5%, but a typical fee is 0.3% of the amount borrowed.

Lettings Services
Letting Only Service (Tenant Find):
- Free market appraisal & property assessment
- Professional marketing & photography
- Conduct accompanied viewings at the property for prospective tenants.
- Professional tenant referencing & thorough vetting of potential tenants
- Bespoke, custom tenancy agreement & all relevant legal documents provided
- Notify all utility companies of the tenancy start date & supply meter readings.
- Collect one month’s rent in advance, together with a security deposit of the same value, and pay to you (minus fees).
- Erect one of our eye-catching ‘to-let’ marketing boards at the property.
Full Management Service:
In addition to the services listed above in our Letting Only Service (Tenant Find), we will also undertake the following:
- Rent collection & monthly statements.
- Collect a security deposit of the same value & lodge with the deposit protection service.
- Regular inspections & condition reports.
- Access to our database of local, trusted trade & repair services.
- Management of repairs & maintenance.
- Arrange & co-ordinate the tenant(s) occupation & vacation of the premises.
- Serve any possession notices / legal notices to your tenants on your behalf.
Tenancy Set Up Service
If you already have a tenant in mind that would like to rent your property, we can offer the following service without the need to market the property to rent, providing you can supply all the relevant information required for your chosen tenant.
- Apply for and obtain relevant personal and financial references in connection with each tenant party that will sign the tenancy agreement. (Except where instructed not to by the landlord).
- Prepare all necessary tenancy agreements and relevant legal documents & notices, and co-ordinate the signing of the same by the tenant(s) and guarantor(s) where applicable.
- Advise the ingoing tenant(s) of the procedure for registering with the appropriate utility services (where applicable) into the tenant’s name for supply during the tenancy period.
- Collect one month’s rent in advance, together with a deposit / bond in respect of dilapidations and for any non-performance of the tenant’s tenancy obligations. There is no interest payable on the rent or the deposit / bond.
Individual AST Agreement
Should something go wrong, our AST agreement gives you peace of mind knowing you are covered. If you require a professional, comprehensive Assured Shorthold Tenancy (AST) agreement for existing tenants or new, we can provide the following service.
- Access to our bespoke, comprehensive Assured Shorthold Tenancy agreement.
- To prepare an AST agreement with your tenants’ details to create a legally binding contract.
- To prepare and provide to you the relevant legal documents required to accompany an AST agreement.
- To accompany the AST agreement with a supporting Guarantor Agreement where required.

Tenants

Lettings Fees
Landlords
- Letting Only (Tenant Find) Service: 50% + VAT of a standard month’s rent, subject to the minimum of £450 + VAT.
- Full Management Service: Tenant Find Fee payable on the tenancy start date, and then from the second month of the tenancy, 10% + VAT of a standard month’s rent, subject to the minimum of £60.00 inc. VAT.
- Tenancy Set-Up Service: £150 + VAT.
- Individual AST Agreement: £100 + VAT.
- Energy Performance Certificate (EPC) Renewals. - £85.00
- Annual Landlord’s Gas Safety Certificate. - £75.00
- Electric Installation Condition Report (EICR). - £165.00
Tenants
Holding Deposit: Equivalent to one week's rent. This is to reserve a property.
PLEASE NOTE: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit: Equivalent to five weeks' rent unless otherwise stated.
This covers damages or defaults on the part of the tenant during the tenancy.
Early Termination (Tenant's Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
